Four bedrooms with hardwood floors, each with its own wall-mounted TV.

THE BATHROOMS
Two full bathrooms.
· En-suite (primary): Full bathroom with walk-in shower. Private to the primary Bedroom 1.
· Hallway bath: Full bathroom with bathtub/shower combo. Shared among bedrooms 2, 3, and 4.
THE LIVING ROOM
An open living room anchored by a whitewashed brick fireplace (decorative) with TV above it. Plenty of soul and plenty of seating: a cognac leather sofa, two armchairs, and two patchwork accent chairs gather around a wood coffee table under a big ceiling fan. Colorful music-themed art.
THE KITCHEN
Open to the living room, with a breakfast bar and 2 bar stools. Fully equipped with all the cooking essentials. Refrigerator, electric range, dishwasher, and microwave. Plenty of dishes, glassware and flatware. Wine glasses, mugs, a drip coffee maker, toaster, and blender.
THE DINING ROOM
Separate dining room with hardwood floors and a dining table that seats 8. You'll notice 6 chairs in the pictures. Two spare chairs are located in the living room closet for groups of 7-8.
THE BACKYARD
A large, fenced backyard with mature trees. Six Adirondack chairs circle the fire pit (firewood provided). The patio has string lights overhead and seating for four. Plus a jumbo 4-in-a-row yard game that for legal reasons, can't technically be called Connect 4.
LAUNDRY
In-unit washer and dryer off the kitchen, by the back door. Courtesy laundry detergent and dryer sheets provided.
PARKING
Driveway parking fits 3-4 vehicles. 240-volt NEMA outlet for convenient EV charging.
LAYOUT
Everything is on one level, with two steps at the entryway of the house.

Hello! My name is Austin Bettis. My wife Ashleigh and I are both former middle school math teachers. We taught here in Memphis (go Kingsbury falcons!) for 5 years and 8 years respectively. Our family is rounded out by our three kiddos and dog named Teddy. Over the past few years Ashleigh and I have both transitioned out of teaching and into real estate. Ashleigh got her real estate license in 2017 and in 2018 we renovated and furnished the decades-old mother-in-law suite attached to our house and put it up for rent. That little apartment introduced us to the world of short- and mid-term furnished rentals. We now have our business, Furnished Rentals Memphis, that manages 15+ furnished rentals around the city of Memphis. Everything from a 400 sq ft studio guesthouse (with luxury airbath tub and rain shower) to a 3000 sq ft 4bed/3bath house (with pool, hot tub, and homemade backyard mini golf course). No matter if you're here for 6 months on a work assignment, or 3 nights for a fun weekend with the family, our goal is to provide high quality rentals and service to make your time in Memphis comfortable and enjoyable.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges (less $100.00 cancellation fee) will be refunded if the cancellation is made more than 45 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges (less $100.00 cancellation fee) will be refunded if the cancellation is made more than 21 days prior to the arrival date of the reservation. For cancellations made within 21 days prior to the arrival date, no refund will be issued.
